ZHANA Community San Jose del Cabo, the very

Awen Developers is launching its first ZHANA Community in
San Jose del Cabo in Los Cabos, Mexico.
Awen Developers S.A.P.I. de C.V. seeks to obtain an Equity
Investment of USD $190MM (one hundred and ninety
million) dollars (the “EQUITY”) to acquire 80.5 acres (32.6 Ha)
out of the 550 acres (220 Ha) of the existing master-planned
gated community of Club Campestre San Jose, located in the
city of San Jose del Cabo, in Los Cabos, Baja California Sur,
Mexico and herewith redevelop, rebrand and reposition the
Club as ZHANA Community San Jose del Cabo, the very
first Wellness Real Estate & Community project of its kind in
Mexico.
ZHANA Community San Jose del Cabo is a multi-generational
ecosystem of Wellness Real Estate & Communities, offering
healthy, luxury, and environmentally friendly projects
designed to primarily attract niche market segments from
specific sectors of the Wellness Economy – valued globally
at USD $4.4 trillion in 2020 1 and expected to grow to nearly
USD $7.0 trillion in 2025 2 – including the Wellness Real
Estate* and Wellness Tourism** markets.
The project will be located in the relaxed, colonial city of San
Jose del Cabo in Los Cabos, inside the already built Master
Planned Community named Club Campestre San Jose, which
includes, among other amenities, an operating 18 holes
Championship Jack Nicklaus design Golf Course and Beach
Club.
Located at the southern tip of the Baja California Peninsula,
west of Mexico, the region is an established high-end
destination for year-round North American visitors and
longer-term residents and homeowners.
Expected Equity IRR ranges from 22% to 26%, in diversified
for-sale and for-rent revenue streams.

commercial/institutional properties (including office, hospitality,
mixed-use/multi-family, medical, and leisure) that incorporate
intentional wellness elements in their design, materials, and
building, as well as their amenities, services, and/or programming.
